First Lending Solutions is a Riverside-based mortgage broker and mortgage lender that helps home buyers and homeowners across the Inland Empire, in both Riverside and San Bernardino counties, with purchase and refinance loans. Founded in 2005 by U.S. Marine Corps veteran Alan Vogan, the company works with clients from Corona and Temecula to Ontario, Rancho Cucamonga and San Bernardino.
Many people look to the Inland Empire for more space, a yard, or a first home of their own, and plenty of them commute to Orange County, Los Angeles or San Diego to make it work. We help you figure out what fits your budget and your life before you start touring homes.
Why Inland Empire buyers choose First Lending Solutions
- Right in the middle of the IE. Our Riverside office is close to the 91, 60 and 215, and we’ve worked with Inland Empire buyers since 2005.
- Mortgage broker and mortgage lender. We can look at more than one path to a loan, which helps when you’re comparing a builder’s offer, a resale home, or a refinance.
- Patient with first-time buyers. We explain each step, each document and each cost in plain language. No question is too basic.
- Veteran-led. Our CEO is a Marine Corps veteran, and we’re glad to help veterans and military families across both counties.
- What clients say: Rated 5.0 stars from 308 Google reviews (as of October 2026).
Buying in the Inland Empire as a commuter
If you’ll be driving the 91, the 15, the 10 or the 60, or riding Metrolink, your monthly budget matters even more. When we review your options, we look at the full monthly housing cost, not just principal and interest: property taxes, homeowners insurance, HOA dues if any, and mortgage insurance where it applies. Some newer communities also carry special taxes, often called Mello-Roos, which count toward the payment lenders review. Knowing that number early helps you compare a home in Menifee with one in Eastvale or Fontana on equal terms.
Loan options for Inland Empire homes
- Purchase loans for resale homes, condos, townhomes and new construction.
- FHA loans, insured by the Federal Housing Administration and popular with first-time buyers. Eligibility and property requirements apply.
- VA loans for eligible veterans, service members and surviving spouses, made by private lenders and partially guaranteed by the VA.
- Conventional loans for borrowers who meet conventional guidelines.
- Refinance loans to change your loan type or term, or to tap into equity.
- Jumbo loans or a HELOC? Ask us about what may be available.
New construction in the IE
New home communities are common across the Inland Empire, from Menifee and Murrieta to Ontario Ranch and Chino. Builders often offer incentives tied to their preferred lender. You’re free to compare, and we can help you look at a builder’s offer side by side with an outside loan so you can see the full picture, including closing costs and the monthly payment.

Inland Empire mortgage FAQs
Does First Lending Solutions serve San Bernardino County as well as Riverside County?
Yes. First Lending Solutions helps home buyers and homeowners throughout the Inland Empire, including Riverside County cities like Corona, Moreno Valley, Murrieta and Temecula, and San Bernardino County cities like Ontario, Rancho Cucamonga, Fontana, Redlands and San Bernardino.
I’m a first-time buyer in the Inland Empire. Where should I start?
Start by talking with a lender before you tour homes. We’ll review your income, credit and savings, explain loan options first-time buyers often consider, such as FHA and conventional loans and VA loans for eligible borrowers, and give you a clear list of documents to gather. Any review is conditional and is not a commitment to lend.
Do I have to use the builder’s lender to buy a new-construction home?
No. Builders often offer incentives tied to their preferred lender, but you can compare. We can help you look at the builder’s offer next to an outside loan, including closing costs and the monthly payment, so you can make an informed choice.
How do Mello-Roos or special taxes affect my mortgage in the Inland Empire?
Some newer Inland Empire communities carry special taxes, often called Mello-Roos, on top of regular property taxes. Lenders count these in your monthly housing cost, so they can affect how much home fits your budget. We’ll include them when we review your options.
Can I apply online for an Inland Empire home loan?
Yes. California borrowers can apply online at alanvogan.zipforhome.com, or call (951) 684-3307, Monday through Friday, 8:30 a.m. to 5:00 p.m. Pacific Time.
