VA home loan

VA home loan

Compare a refinance you type yourself on refinance break-even. You enter both rates. The math is not an offer of credit.

A private lender makes a VA loan. The U.S. Department of Veterans Affairs guarantees part of it if you’re eligible. The VA does not make the loan, and it does not endorse First Lending Solutions.

It starts with your service. Many veterans, people on active duty, members of the Reserve and National Guard, and some surviving spouses can be eligible. Your Certificate of Eligibility is the record of that service test and of your entitlement. Entitlement is not an approval. Credit, income, and the property still get reviewed.

Most borrowers pay a VA funding fee. The fee depends on the loan, whether you’ve used the benefit before, and any cash you bring. Some veterans with a service-connected disability are exempt. Your Certificate of Eligibility shows that. The fee is not mortgage insurance.

The home has to meet the VA’s minimum property requirements. An appraiser checks the value and those requirements. If the notice lists repairs, they usually have to be finished before closing.

A VA Interest Rate Reduction Refinance Loan replaces one VA loan with another, and it generally has to help you. A cash-out refinance is a different loan, and it needs its own review.
