First Lending Solutions is a mortgage broker and mortgage lender that helps home buyers and homeowners throughout Orange County, California, with purchase and refinance loans, working from its office in nearby Riverside. Founded in 2005 by U.S. Marine Corps veteran Alan Vogan, the company serves communities from Anaheim and Santa Ana to Huntington Beach, Mission Viejo and the coast.

Orange County is one of Southern California’s higher-cost housing markets, so the details of your loan matter: the loan amount, the property type, the HOA and the long-term plan. We help you sort through those details before they become surprises.

Why Orange County borrowers work with First Lending Solutions

  • Broker and lender. As both a mortgage broker and a mortgage lender, we can look at more than one path, which is useful when your loan amount, property or income doesn’t fit a simple template.
  • Experience since 2001. Alan Vogan has worked in mortgage and real estate since 2001 and founded First Lending Solutions in 2005.
  • Close by when you need us. Our Riverside office is a straight shot up the 91 from much of north Orange County, and most of the process can be handled by phone and online.
  • Clear, honest guidance. We tell you what we can and can’t do, and we explain the trade-offs between options in plain language.
  • What clients say: Rated 5.0 stars from 308 Google reviews (as of October 2026).

Larger loan amounts and jumbo questions

Loan limits for conforming loans are set each year and vary by county, and in a market like Orange County, many purchases come close to or go past them. Whether your loan falls into a conforming, higher-balance or jumbo category depends on your loan amount and property. If you’re looking at a loan above standard limits, ask us about jumbo financing. We’ll explain what may be available and what lenders typically look for, such as reserves and documentation.

  • Refinance loans to change your loan type or term, or to access the equity you’ve built.
  • Conventional loans for borrowers who meet conventional guidelines.
  • FHA loans, insured by the Federal Housing Administration. Loan limits, eligibility and property requirements apply.
  • VA loans for eligible veterans, service members and surviving spouses, made by private lenders and partially guaranteed by the VA.

Condos, HOAs and planned communities

Condos and townhomes are a common way into Orange County homeownership, and many single-family neighborhoods, especially in south county planned communities, have HOAs too. Lenders review HOA dues as part of your monthly cost, and condo projects may need to meet a lender’s or program’s requirements. Some newer communities also carry special taxes, often called Mello-Roos. We’ll help you gather the right HOA documents early and factor every monthly cost into your plan.

I’m buying a condo in Orange County. Is anything different?

Often, yes. Lenders review the HOA dues as part of your monthly cost, and the condo project may need to meet a lender’s or loan program’s requirements. We’ll help you request the right HOA documents early so there are fewer surprises.

Should I refinance or use a HELOC to tap my Orange County home equity?

It depends on your current loan, your goals and how long you plan to stay. We can review a cash-out refinance with you, and if you’re interested in a HELOC, ask us about what may be available. We’ll walk through the trade-offs in plain language.

Is First Lending Solutions a mortgage broker or a direct lender?

First Lending Solutions is both a mortgage broker and a mortgage lender. That gives us more than one way to look for a loan that fits Orange County price points and property types.
