Riverside’s First Lending Solutions Adds AI-Assisted Document Review and Prepares for the New UAD 3.6 Appraisal Standard Ahead of the Industry’s Mandate Date

RIVERSIDE, Calif., Oct. 16, 2026: 1st Lending Solutions, Inc. DBA First Lending Solutions (NMLS #135932), an independent mortgage company headquartered at 3610 Central Ave Suite 400, Riverside, CA 92506, is putting two modernization efforts to work: AI-assisted document review and the industry’s redesigned appraisal standard, the Uniform Appraisal Dataset (UAD) 3.6. Both are intended to reduce delays and repeat document requests and to make the process clearer for homebuyers and homeowners.

Technology that supports the team, without replacing it

First Lending Solutions is introducing an AI-assisted document review tool to help its processing team review borrower documents earlier in the loan process. The technology checks incoming income, asset and other documents against loan program guidelines and flags missing or inconsistent items, so the team can request what is needed at once instead of going back to borrowers repeatedly.

The goal is to catch common issues at the start of a file rather than late in the process. The technology performs a first pass; the company’s licensed staff review every file, and the AI does not make credit decisions. Borrower information is handled under the company’s information-security program and applicable privacy laws.

Preparing for UAD 3.6

Fannie Mae and Freddie Mac have redesigned the appraisal report and the data standard behind it. The industry’s mandate date for UAD 3.6 is November 2, 2026, for new appraisal reports submitted to the agencies. The new format replaces long-standing appraisal forms with a more structured dataset designed to make appraisals more consistent and easier to review.

First Lending Solutions began preparing for the industry’s new UAD 3.6 appraisal standard early in 2026, completed setup in late September, and is already ordering appraisals in the new format ahead of the November 2, 2026 mandate date.

Moving before the mandate date gives the company’s team and its appraisal partners time to work through the new format, with the aim of keeping the change largely invisible to borrowers.

What it means for borrowers

For homebuyers and homeowners, these changes mostly happen behind the scenes. They are designed to reduce back-and-forth and help the team spot issues sooner, giving loan officers more time to spend with the people they are helping. Every loan still goes through full underwriting, and timelines depend on each borrower’s situation, the property and third parties such as appraisers and title companies.
