VA home loans for Riverside and Inland Empire veterans
Last reviewed November 1, 2026. This page is not an offer of credit.
We’re a mortgage broker and lender in Riverside, and the company is veteran-owned. Alan Vogan, our CEO, served in the U.S. Marine Corps. We are not affiliated with or endorsed by the Department of Veterans Affairs or any other government agency.
The office is next to communities that serve March Air Reserve Base, and we also work with buyers and owners across San Bernardino County. A private lender still makes the VA loan. The VA guarantees part of it if you’re eligible. The VA does not make the loan.
Eligibility and the Certificate of Eligibility
Eligible borrowers can include veterans, people on active duty, members of the Reserve and National Guard, and some surviving spouses. The service test, and the entitlement you have left, are on the Certificate of Eligibility. Entitlement is not the same thing as a lender saying yes.
We can help you request the certificate. If you have questions about using the benefit a second time, bring them to that same conversation. If entitlement was used on a home you still own, or on a home you sold without restoring it, tell us at the start.
Riverside County limits and partial entitlement
The VA’s own loan-limits page is where county figures come from: VA loan limits. Those figures track the conforming limits FHFA publishes. For 2027, FHFA and HUD hadn’t released the new county tables as of November 1, 2026. We will not guess Riverside County’s number.
With full entitlement, you aren’t held to that county cap. With partial entitlement, the cap still shapes the guaranty. A dollar example would go stale the month the new limits come out, so this page explains the difference and stops there. When you want the math for your certificate, call us.
The funding fee
Most VA borrowers pay a funding fee. It is not monthly mortgage insurance. The amount depends on the kind of loan, whether you’ve used the benefit before, and whether you bring cash. Some veterans with service-connected disability compensation are exempt. The certificate shows that. We do not print the fee schedule here.
Buying in this market
The house has to meet the VA’s minimum property requirements. An appraiser checks the value and those requirements. If the notice lists repairs, they usually have to be finished before closing. Help from the seller with closing costs is negotiated in the contract. The VA doesn’t promise it. A condo generally needs VA project approval. We look that up before you write the offer.
Using the benefit again, and an IRRRL
You can use the benefit again on a later purchase when entitlement is left and you qualify. An Interest Rate Reduction Refinance Loan is only for someone who already has a VA loan. It has to show a benefit to you. It is not a cash-out. A VA cash-out is a different request, described on the cash-out and HELOC page.
More on the program, without the local limit detail, is on the VA home loan page. Local cities are on the Riverside and Inland Empire pages.
Ask us about down payment options. We do not name assistance programs on this page. You can talk with us in Riverside in English, Spanish, or Arabic.
Questions
Is there a VA loan limit in Riverside County?
If your entitlement is still full, the VA does not cap the guaranteed loan at the county conforming limit. If some entitlement has already been used, that county limit still matters. The 2027 county figure is not published. We'll read it from the VA's loan-limits page once it is, together with your Certificate of Eligibility.
What does partial entitlement mean?
It means part of the benefit has been used and not restored. What's left, and the county limit, decide how much of a new loan the VA will guarantee. It is not an approval, and this page does not turn that idea into a dollar example.
Who is exempt from the VA funding fee?
Some veterans who receive VA compensation for a service-connected disability are exempt. Your Certificate of Eligibility shows the status. We do not quote the fee on this page.
Can I have two VA loans?
Sometimes, if enough entitlement is left and you still qualify on credit, income, and the property. It isn't automatic.
How do I get a Certificate of Eligibility?
We can request it with you. The VA issues it. We do not promise how many days that takes.
Does the VA set a minimum credit score?
The VA does not publish a score minimum for the guaranty. Lenders still review credit and set their own standards. We will not print a number here.
Can I use a VA loan for a condo?
Usually the project has to be on the VA's approved list. We'll check that before you count on it.
