California mortgage loan limits for 2027

2027 isn’t out
FHFA announces conforming loan limits once a year, and HUD follows with FHA county limits. As of November 1, 2026, the 2027 releases weren’t available. This page stays empty of county rows on purpose. A blank cell is better than a number we remember.
What 2026 already says, labeled as 2026
FHFA’s November 25, 2025 release set the 2026 baseline one-unit conforming limit at $832,750. The one-unit ceiling in high-cost areas is $1,249,125, which is 150 percent of the baseline. Source: FHFA conforming loan limit values for 2026. Those are 2026 figures. They are not 2027 figures.
This draft does not assign either number to Riverside County, San Bernardino County, or any other California county. Some counties use the baseline. Some use a limit between the baseline and the ceiling. The official county table is the only place that choice should come from.
If the loan is above the county limit
The loan is jumbo, or it may be a high-balance conforming loan if the county’s own limit sits above the baseline and the loan is still under that county limit. We look up the county. We do not treat “California” as a single cap. See jumbo loans.
How VA entitlement uses the same limits
The VA points borrowers to these conforming limits. Full entitlement is not capped by the county figure. Partial entitlement is. See VA loans in Riverside and the Inland Empire and the VA’s own limits page: va.gov loan limits.

Borrowers with full entitlement are not capped at the county conforming limit. Borrowers with partial entitlement still are. The county figure comes from the VA and FHFA tables.
